ListHub and Point2 have long been the major listing syndicators of the real estate industry. They represent a substantial chunk of properties on Zillow and Trulia (soon to be one in the same). They were our largest feed providers when I left Zillow in 2010, and I would wager a bet they are still the largest feeds.

Some of you saw the recent news that ListHub (owned by Move) purchased Point2. A nice little strategic move to keep Point2 out of the hands of Zillow, and strengthen their already strong syndication business (in the USA).

But does it even matter?

Yes, Listhub/Point2 could shut off the faucet to Zillow/Trulia. It would be a hiccup, but you can bet Zillow would double down and grow their own competing syndication service (Postlets). I tend to side with Rob, who believes the syndication war may well already be over. The real estate portal landscape isn’t as fragmented as it was from 2005-2012. Zillow and Trulia control a substantial, substantial chunk of all real estate traffic. They have the buyers, which is where all the money comes from. Until that changes, agents, brokers, and franchises will continue to send their listings one way or another.

To me, Move’s acquisition is a “too little, too late” move.
