PocketList launched today (see here). Pocket listings is a topic I’ve written about several times, and think about “off market” dynamics on a daily basis since Horizon is essentially a marketplace for off the market hospitality exchange. HomeCanvasr, one of the many attempts to put a marketplace around pocketlistings, launched a new site this week. notonstreeteasy.com Ballsy guerrilla marketing move. I like it. The team also launched HomeCanvasr 2.0 and raised a round of funding, which you can read about here.

I’ve long thought pocket listings is an opportunity that will be captured in a big way (see here as well as here for some previous writings). One thing I hadn’t thought through was the downside of pocket listings. It’s the same as the downside to community (a topic I think about every day). Discrimination. HomeCanvasr recently relaunched with a focus of enabling buyers in New Jersey to find pocket (& coming soon) listings. Smart to go after one small geographic area, in a quest to build marketplace liquidity. I think a massive home run opportunity, is to build a marketplace for pocket listings with a consumer base rather than just agents. Zillow is going after the pocket listings opportunity with “Coming Soon“… Smart. Very, very smart.

Yes, there are dangers to pre-MLS listings. But a large chunk of houses are bought and sold that way anyway. When it comes to consumer internet opportunities, those that give consumers what they want — which in this case, is access to listings the general public can’t find — are generally the ones that win long term.
